Escape window grilles (quick release) in Colwyn Bay: what will it cost?
Budget £534 to £1,074 including VAT (£445 to £895 plus VAT) per window for quick-release escape window grilles in Colwyn Bay, supplied and fitted. Size, number of leaves, colour and access all move the price, which is fixed in writing after the survey.
An escape window grille is a retractable grille with a release on the inside that opens it without a key or tool. It secures a window against entry from outside while keeping the window usable as an emergency escape route from inside, which bedroom and upstairs windows often need to be.
What you can specify
- Release positioned so it should not be reachable from outside
- Release positioned at a sensible height
- Retractable lattice that folds fully clear of the opening
- Keyless internal lever or push-button release
- White, black or anthracite finishes
- Clear opening kept at or above the window's escape size

What the rules say in Wales
Bedroom and escape windows
Wales has its own Approved Documents under the Building Regulations. Approved Document B for Wales sets out escape window provisions for dwellings broadly in line with England's, including minimum opening sizes. We only fit grilles over escape windows with a keyless internal release.
Grilles in rented homes
Under the Renting Homes (Wales) Act 2016, landlords must keep dwellings fit for human habitation, which takes fire hazards into account. Grilles over windows a contract-holder may need for escape should open from inside without a key.

Escape window grilles (quick release) in Colwyn Bay: questions
Do you cover Llandudno as well as Colwyn Bay?
Yes. As well as Colwyn Bay, we can arrange surveys in nearby Llandudno, Rhyl and Prestatyn, and elsewhere in Clwyd.
Can I lock a quick-release grille when I go away?
Some designs allow a key lock to be used as well, for when the house is empty. The release must always be usable when anyone is sleeping there.
Do landlords need escape grilles?
Landlords must keep escape routes usable for tenants. A key-only grille over a bedroom escape window is a fire hazard, so a quick-release grille is the safer choice.
Could a burglar use the quick release?
It should not be possible from outside. The release is on the inside face and positioned so it is not reachable through the lattice from outside; we check this at fitting.
