What to think about first

Landlord consent

Keys and procedures

Decide who locks up and whether one key or a master suite suits the business.

Grilles across exits in business premises

In workplaces and other non-domestic premises, including the common parts of blocks of flats and HMOs, the Regulatory Reform (Fire Safety) Order 2005 makes the responsible person keep escape routes and emergency exits available and easy to open while people are present. A grille across an exit should be unlocked and parked open whenever the building is occupied, and covered in the fire risk assessment.

Grilles inside the glass

A grille fitted inside the glass does not normally need planning permission, because it does not materially change how the building looks from outside. If the building is listed, listed building consent may still be needed.

Commercial security grilles in Bath: questions

Do you cover Trowbridge as well as Bath?

Yes. As well as Bath, we can arrange surveys in nearby Trowbridge, Melksham and Mangotsfield, and elsewhere in Somerset.

Can grilles go across fire exits?

Only if they do not obstruct escape while the building is occupied. That usually means they are unlocked and parked open during working hours and locked only when the building is empty.

Do we need the landlord's permission?

If you lease the building, usually yes, because grilles are fixed to the structure.

Can you meet our insurer's requirements?

Send us the insurer's wording and we will quote to it. The insurer decides whether a product meets the policy.
